Q2 2025 NoCo Market Update

It’s hard to believe that we are already a quarter of the way through 2025 and we are about to celebrate Resurrection Sunday. How has the real market performed?

Overall Up-tick

While mortgage rates have remained fairly consistent (albeit with some day-to-day volatility), many metrics for real estate have shown improvements. Compared to March of last year, Weld County has 30% more new listings, 28% more homes under contract and a nearly 4% increase in median sales price. To our neighbors west in Larimer, we see a similar increase in new listings and pending sales but a 3.7% dip in median sales price.

Looking to Buy?

Well, I wish I had a crystal ball, but here’s what we expect. Mortgage rates are anticipated to remain in the 6’s throughout the year. The stability of mortgage rates will help curb the anxiety felt among many buyers as we settle into a ‘new normal’ for rates. As I mentioned earlier, there is still a decent amount of day-to-day fluctuation, so if you are in the market for a new home, working with a diligent and trustworthy lender is absolutely imperative. Is Now a Good Time to Sell?

The increase in homes for sale shows that there was a fairly large amount of ‘pent up demand’ among sellers, meaning many homeowners chose to forego selling their home last year due to all of the market volatility. But, if you and your family are needing/wanting to move, you can only delay for so long. While there may be more inventory for buyers to choose from, many homes are still moving quickly. Success will be found for the majority by maintaining realistic expectations based on current conditions, using an appropriate pricing strategy and marketing your home in a professional manner.
