Inspection

It is highly recommended that we perform an inspection early in the process. An independent, licensed home inspector will come to the property and perform an in-depth review of the features, inclusions, and condition of the property. If desired, you can include radon gas tests, sewer scopes and other tests.

Insurability

Again, one that is overlooked many times. Not every property will be eligible for homeowner’s insurance. – If you are using financing, the lender will require that you have insurance. Depending on the current condition of the property and the number of claims filed by the current owners (if any), insurance can become very expensive.

Due Diligence

Many times, property owners have reports, invoices, and files about the property that they obtained throughout their ownership. Before the Due Diligence Deadline, we ask for these items to review.

Appraisal

Appraisals happen for one reason: to ensure that if you default on your loan (don’t make the payments on time) and the lender decides to repossess the property (foreclose), the lender will be able to recuperate their investment. Traditionally, you (the buyer) will pay for the appraisal.
