Spring is here!
I’ve been a ‘broken record’ for the past months, but I wanna say it again.
Trying to ‘time the market’ is a quick way to miss opportunity. Time in the market is more valuable than timing the market.
If the time is right for you and your family, let’s make a game plan to maximize current conditions to your benefit. If not, we’ll keep a close eye on any changes and jump when we’re ready. Creativity, flexibility and diligence will find success.
Buyer’s Outlook
Opportunity is ripe for buyers! While there is still some volatility in interest rates, many buyers are still able to (depending on the situation) get their new home for below list price and leverage seller concessions. These concessions can be used to offset cash requirements or buy down your interest rate. Creativity in our offer structure and financing terms is helping our clients secure terms that are desirable (and beating out competing offers).
One of our preferred lenders is offering very attractive incentives to Waymaker clients for the month of April, making the move into a new home more affordable. No gimmicks or sales pitches. Curious what those look like? Give me a shout!
Seller’s Outlook
The days of ‘throw mud at the wall and see what sticks’ are over (and have been for a while). Today’s market requires a thoughtful strategy with diligent implementation that is proven to work.
- Overpricing to keep ‘negotiating room’ is a thing of the past
- Deferred maintenance and lack of prep is keeping homes on the market for months
- Passively waiting for buyers to find your home won’t work
But, with the right positioning, preparation and presentation, homes are selling. Our average Days on Market is down in March (51) compared to January (77) in Greeley. New listings have plateaued since the first of the year, yet the number of showings per home are seeing drastic rises!
Happy Easter!

…Why do you look for the living among the dead? He is not here; he has risen!…The Son of Man must be delivered over to the hands of sinners, be crucified and on the third day be raised again.
-Luke 24:5-7
