Moving Forward – Completing Contingencies and Staying on Track

I will ensure we meet deadlines and offer resources, as needs arise, when under contract with the right buyer.

Under Contract

Once we sign an agreement with the buyers, we are ‘under contract’. During this phase there will be dates and deadlines for specific items to be completed. We will walk through each one of these together to stay on track.

Title Commitment

A title commitment will be ordered from our chosen title company. This will list any publicly recorded deeds, restrictions, easements, and ownership interests in your property.

Buyer Inspection

The buyer will perform a home inspection fairly early in the under contract phase and may request that some repairs be made. Keep in mind, this is an item of negotiation and not a mandate.

Buyer Appraisal

An appraisal is a licensed third party’s opinion of your property’s value. The purpose of an appraisal is to establish a market value to ensure the lenders risk is not disproportionately high

Loan Approval

The buyer is financing a portion of the purchase price, I will be in regular contact with the buyer’s lender to ensure the process is going smoothly and all dates are being adhered to.
